The small but vibrant village of St Helens has a village shop, two restaurants and a pub together with an antiquarian bookshop and excellent access to nearby Bembridge Harbour. There are extensive mooring facilities and sailing clubs at Bembridge and Brading Haven nearby. Bembridge village offers a good range of shops, cafes and restaurants in addition to an excellent fishmongers, butchers and farm shop. There is easy access to a range of more extensive facilities and mainland transport links at Ryde (approximately 3 miles away) as well as a number of good beaches, including Bembridge and Priory Bay.

Stepping from the pontoon to the boat, there is a large decked area with seating and balustrades with canvas dodgers to provide privacy. The decks are treated with a non slip coating and provide an excellent outdoor space at each end of the boat.
Open Plan Living Area/Kitchen
A superb triple aspect room incorporating a well-equipped kitchen with electric oven, hob and extractor over, a double bowl stainless steel sink with mixer tap over, space and plumbing for a dishwasher and American style fridge/freezer. There is a built in dining table matching the kitchen and a large sitting area currently arranged with ‘L-shaped’ sofa and wall unit housing flat screen TV (available by separate negotiation). All windows offer an excellent harbour outlook.

Tenure
The houseboat currently occupies a temporary mooring at Bembridge Harbour at a cost of £5,768 per annum to include mooring fees and fresh water. Currently this space is managed and owned by Bembridge Harbour Authority on a rolling contract with parking available in the marina as well as further facilities.
